Developing Your Property
What is involved in developing real estate? Typically a development requires about 12 to 18 months to gain city or county “preliminary plat approval.” Preliminary plat approval means the city or county has accepted the neighborhood concept, the number of homes, the utility and drainage routes and wetland or other sensitive area delineations. During the preliminary plat phase, the property will be surveyed and evaluated for any wetlands, steep slopes or other environmental concerns. All utilities including water, sewer and stormwater will be analyzed. City and County zoning and comprehensive plan designations on the property will be studied and then the actual layout of the neighborhood begins on paper. Once the preliminary plat application has been prepared it is submitted to the local jurisdiction and the review begins. There are usually two separate reviews and then a meeting is scheduled with the Hearing Examiner or Planning Commission. Once the preliminary plat is approved, we “close” on the property.
So you've decided to sell… We traditionally write you an offer that would contain a Purchase price, a feasibility period, timelines for closing and would spell out what is expected of both the Buyer and Seller. If you have any special needs in selling your property we would be happy to work with you to meet those needs. In the past we have partnered with property owners, we have closed property early, or made monthly payments to sellers. As each property is different so are the needs of its owners and we will do are best to meet your needs.
