Second, we strive for a timely closing. Buying land is easy. It's closing the deal that can pose difficulties. If a developer doesn't close your transaction, it doesn't make any difference how much they tell you they'll pay for it. Likewise, if your closing is delayed for six months (or more!), it costs you. Time is money and no one wants to be in a position of waiting for a closing that may, or may not come. In over 2 decades, we have contracted to buy hundreds of properties. 99% of those properties have closed.
Third, we work for superior results. Maximizing our development applications is important, as well as the end result. Recently, we have seen developments with so much density that it makes for a poor place for a family to live. Houses on top of one another, with little green space left. We are in this business for the long-haul and would rather not be associated with that kind of end product. We prefer to strike a balance, as conscientious land developers, creating habitat for people while retaining habitat for nature, making the most of your property in the process.
